When you move from SHIS

Whether you are moving because your housing period is over or because you have found another place to live, there are things you need to do. This page contains important information for those moving from SHIS.

If you have found another place to live

If you have found another place to live and are moving out of SHIS, you must terminate your rental contract. You do this by notifying the staff at the reception or by booking a meeting with your housing advisor.

Remember that your notice period is one calendar month. This means that if you give notice in the middle of a month, it will be valid until the last day of the following month.

  • Example 1: You terminate your rental contract on March 15. Your contract expires on April 30.
  • Example 2: You terminate your rental contract on July 30. Your contract expires on July 31.

Resident reference

Your new landlord will call us to find out how you have behaved as a tenant. This is called a tenant reference. They want to know

  • If you have paid your rent on time.
  • That you have taken care of your apartment.
  • that you have not disturbed other tenants.

Damage to your home

Let us know in good time if there is anything that needs repairing in your flat before you move out. This will give us time to fix it before a new tenant moves in.

If you have damaged something in your home, you must pay for it. For example, if you have damaged the floor, made holes in doors/walls or broken a window.

If the property has abnormal wear and tear or is discolored by nicotine from smoking, you will have to pay for the renovation or painting of the roof and walls.

Viewing your home

You must allow other applicants to see your flat during your notice period. We will notify you at least one week in advance if this is the case.

Make a notification of move with the Swedish Tax Agency

When you move, you must submit a notification of move to the Swedish Tax Agency External link, opens in new window.. This is free of charge. If you have children who are moving with you, you must also notify their move. Make the notification before you move or at the latest one week afterwards. If you need help, you can ask SHIS staff.

Empty your home and clean it

When you move, you must empty your home of all your belongings and furniture.

Take care of your waste

You must also clean your home properly. This is laid down in the Tenancy Act. You can choose whether you want to clean your apartment yourself or whether you want to hire a cleaning company to clean it.

If you order removal cleaning from a cleaning company, you can get a deduction on the cost (RUT deduction). Contact the Swedish Tax Agency to find out if you are entitled to a RUT deduction.

Removal cleaning

A removal cleaning is an extra thorough cleaning. You will also have to clean, for example

  • behind the stove
  • in the oven
  • the inside and outside of cupboards and doors
  • the kitchen hood and vents
  • windows
  • fridge and freezer.

If you leave your flat uncleaned, you will have to pay the cleaning costs.

Once your apartment is cleaned, an inspector will check the cleanliness and condition of the apartment. You must make an appointment for the inspection.

Your home must be inspected

Your home must be inspected regardless of whether you are moving because your tenancy has ended or you have terminated your tenancy yourself.

It is important that you are present when we inspect your home. If we cannot enter the property at the time we have booked, you will have to pay a fee.

If there are any defects or damage that have occurred while you have been living in the property, we will write them down in an inspection report. We compare this with the report you signed when you moved in. You will have to pay for any damage that is not normal wear and tear.

Returning your keys

You must return all your keys, including the keys to the basement, the gate, the baby carriage room, the bicycle room and the mailbox. Return the keys to SHIS staff no later than the day after your contract has expired.

If you lose a key or if we need to change the lock, you must pay for it.

Things left behind

As a landlord, we have to take care of leftovers for three months. After that, we can throw them away.

We will not notify you that we have your belongings. You can collect them whenever you want during the 3 months, but you must agree with our staff on the time of collection. You must collect everything at the same time and sign a receipt confirming that you have collected your items.

If you cannot pick up your items yourself, the person picking them up instead of you must have a power of attorney showing that they have the right to do so. The power of attorney must be witnessed. This means that another person has seen you sign it.
